Building Conditions

Building Conditions rate physical building state for filtering and reporting, such as Excellent, Good, Fair, or Poor. Assign a Condition to Buildings to track maintenance priorities and asset quality across the property portfolio.

The Purchase Key licence dependency for this specific element of the system has been removed and is now included as standard in the core MRI Evolution product the feature has been turned on for all systems by default.

Note: Other restrictions, such as User licence type restrictions and / or any restrictions to underlying functionality that is dependent upon Purchase Key licences will remain in place.

Settings > Property & Estates > Building Conditions

The link will open the Building Condition Grid. It is a grid view which can be searched, sorted and customised as normal.

To add a new Building Condition click New , to edit an existing Building Condition click Edit . A pop up window will appear which will allow the creation or amendment of a Building Condition.

Field Name	Description
Condition Code	A numerical rating code (typically 1-5 or A-D scale) that categorizes the physical condition, functionality, and maintenance state of buildings, assets, or components during condition surveys and asset assessments (e.g., 1=Excellent/As New, 2=Good/Satisfactory, 3=Fair/Minor Defects, 4=Poor/Significant Deterioration, 5=Very Poor/End of Life). Building Condition codes standardize asset grading across surveyors and inspections, enabling objective comparison of asset conditions, prioritization of maintenance investment, and tracking of asset deterioration over time. Widely used in asset registers, condition survey reports, lifecycle costing, and capital planning to identify buildings requiring urgent remedial works, estimate backlog maintenance liabilities, and support business case justifications for refurbishment or replacement. Condition codes aggregate to calculate overall estate condition indices and guide strategic asset management decisions.
